Often, owners can enhance the value of their holdings by effecting proactive re-positioning of their assets, occupancies, or operations to adapt to the changing environment and their own financial needs. Some properties will need new leasing plans, cosmetic improvements, or complete renovation. Some holdings may be candidates for adaptive reuse.
Regardless of the nature of the real estate holdings or whether those interests are held by investors, lenders, tenants, or owner-users, McWalters & Kelterer can add value to these interests by helping to meet business objectives, strengthening balance sheets, improving operating results, and increasing profitability. In some cases, the client could do the repositioning work itself, but, because of workload or other priorities, would benefit by having the work done professionally and effectively by McWalters & Kelterer as an outsourced, temporary addition to staff. In some cases, the Company can act as the client’s outsourced real estate department, thus avoiding the ongoing overhead and the administrative challenges of hiring, managing, and firing permanent personnel.
The process used by the Firm in approaching each assignment is essentially the
same in each case. The Firm first analyzes the real estate and the objectives
of the client to determine a course of action most suited to the client’s
needs. Subsequently, the Company develops a set of recommendations to achieve
those objectives and creates a plan to implement them. Upon client approval,
the Company implements the plan. As the project progresses, the plan is updated
as circumstances dictate, and actions are modified accordingly. As with all assignments
the Company undertakes, frequent and honest communication between the Company
and the client is maintained to minimize surprises during the successful completion
of each project.
